Condo Complex Overhaul
Recently, we joined forces with a condo corporation & property management team. We outbid several other companies in an effort to provide this client with the highest quality while meeting their strict requirements. Concerned with the overall appearance of the townhouse complex, with a desire to increase thermal efficiency of the units, we were given a new challenge that we gladly accepted. The client wanted to improve the aesthetic appeal of the entire complex, as many units were beginning to decay and rot. The unique segment of their project were the panels located between the lower and upper windows. These panels were previously constructed of wood, however due to natural elements the paint began to chip/peel away in several areas. In addition, each unit had a different style panel, creating a versified look. The homeowners & property management team wanted to create a uniform appearance to the entire complex with a high priority on improving insulation value. The client was very concerned with the panels between the windows.

By doing this, we were able to provide the nice clean look the Property Managers and homeowners were seeking for the overall complex, while vastly improving the quality of the panels that previously had been wood. In addition the insulating value of the windows and the steel panels improved the overall thermal efficiency of the building envelope. All products were installed using the CSA-A-440-00 & A440.2-04 standards and the windows were all Energy Star qualified. The exterior edges were sealed with a low expansion foam to ensure an air barrier from the inside and a wind barrier from the outside of the home. As you can see in the photos, the overall appearance was greatly improved due to the uniformity of the complex. The client was quite impressed with our innovative measures to develop the panels for the units. |
